Get pre-approved for your home loan before searching for properties. Anyone can pre-qualify for a home loan, but getting pre-approved for your mortgage means the lender has examined your financials and informed you how much you can afford and how much they are willing to lend you. This will save you a lot of time spent running around visiting homes that are simply out of your price range. Getting pre-approved for your loan also lets home sellers know you are a serious home buyer. Don’t buy the biggest home on the block. Your home will only appreciate in value as much as the houses around you. If you purchase the most expensive home on the block, the appreciation potential will be reduced.
Hire a third party home inspector. The cost of hiring an inspector is minimal in comparison to the thousands of dollars you can spend in future repairs. A home inspector’s job isn’t to talk you into or out of buying a home but instead provide you with accurate information to let you make a more informed decision.
